The Home Information Pack from your local property professionals
August 1st 2007 was the start point for the introduction of Home Information Packs (HIPs) to the property market in England and Wales. Initially the requirement to produce a HIP was restricted to sellers of homes with four bedrooms and above; this was extended on September 10th to properties with three bedrooms and above. From December 14th 2007 a HIP has been needed for all properties offered for public sale, with just a few cases excluded from the general requirement.
The pack gives prospective purchasers information about the property additional to what is traditionally offered by the seller and estate agent to help the sale. The Government sees this as making the process of selling and buying a house or flat run more smoothly, though there has been concern from certain areas of the property market that it may change market characteristics by inhibiting speculative sales efforts.
